We are programmed to think that because something is new, it costs more.  Sometimes this is the case.  Not always with real estate.  We look very closely at our budget when buying a home, but do we look closely enough at maintenance?

What does it cost to replace the furnace, air conditioner, roof, windows, garage door, garage door opener, water heater?  If all these items needed to be replaced at the same time, do you have enough money in your budget to replace them?

New homes come with an extensive warranty, mandated by Minnesota State Statutes.  1 year on workmanship, 2 years on mechanical/electrical and 10 years on structural items.  Along with the warranty, new homes have, well, new components.  Not very many existing homes are re-built as new.

If you can get 5 more years out of a furnace in an existing home, but 20 years out of that furnace in a new home, what is that worth to you?  A new furnace can be $3000 and going up from there.  How about windows?  Depending on how many windows and quality of windows you install, they can run $10,000 and going as high as you can imagine.
