Pederson Realty: Twin Cities Real Estate

I was up at the cabin for the week last week, but that doens't mean I wasn't busy non-stop working for my clients.  We picked up a few new buyer leads from our relationships with Realtor.com and Trulia.

I was out on Sunday, August 19, 2012 with a Twin Cities Real Estate Investor client of mine who is looking to rehab and flip Twin Cities homes for sale.  As is usually the case with my investors, we see some real gems :-)  Here's a couple.

At this house at MLS 4117762 | 1164 White Bear Avenue St. Paul, MN we started looking at the main floor.  Pretty nice.  2 bedrooms, bathroom, big dining and living areas.  The kitchen needs updating.  There's a 1/2 story upstairs.  Nice big area with a full bath......then we went in to the basement.  What is amazing is that as soon as I walk in to a house that has water problems, I can feel it.  I can smell it.  Its instant.  But I had no idea with this one until I got downstairs and saw this:

The funny part is that there was a "disclosure" on the back door that said there "may be mold present".  I think it was fairly safe to say, there IS mold present.  Every wall and the entire ceiling looked like this.  One of the worst I've been in....and you know I've been in some doozies :-)

One other fun thing I saw (without the above gross factor) is where the old owner of a house (now foreclosed) at MLS 4142409 | 1698 Lois Drive Shoreview, MN decided to put an elongated toilet seat on a round toilet bowl.  It just doesn't quite have the same effect.
